  • Undertake monthly checks on key firefighting equipment and the operation of lifts intended for use by firefighters. 

  • Install and maintain a secure information box in their building, containing the name and contact details of the Responsible Person and copies of the floor plans.

  • Install signage identifying flat and floor numbers in stairwells, visible even in low light or smokey conditions.

  • Undertake annual checks of flat entrance doors and quarterly inspections of all fire doors in common areas.

  • Provide residents with information on the importance of fire doors and relevant fire safety instructions.

The Survey

In 2023, the Home Office conducted a survey to gain an understanding of how responsible persons have reacted to the changes introduced to the Regulatory Reform (Fire Safety) Order 2005. A responsible person (RP) is the individual who has control of the property, such as an estate owner, landlord, freeholder or resident management company. The survey results revealed a clear difference in satisfaction levels between RPs who conducted fire risk assessments (FRA) in-house and those who outsourced to external experts: 76% of RPs who outsourced their FRAs to external fire safety consultants or specialists reported satisfaction with the process and outcomes. In contrast, only 60% of those who conducted FRAs internally were satisfied with the results.
